   Applying for Housing

In addition to the traditional public housing program, where low income families reside in the PHA developments, the Housing Authority also participates in the “Section 8 program”. Under the Section 8 program, participants receive a Section 8 Housing Choice Voucher and find a rental unit that is available from a private landlord somewhere in the county outside the city limits of Espanola.

As in the public housing program, all residents are expected to pay 30% of their adjusted income to the landlord. The PHA will pay the remaining portion of the rental charge. There is a limit on how much the landlord can charge for the unit. The amount varies by the number of bedrooms, and the monthly limits are as follows based on Fair Market Rents:
1 - Bedroom $400
2 - Bedroom $473
3 - Bedroom $612
4 - Bedroom $679

The Housing Authority currently only has 25 vouchers available, so if  you want to receive a voucher, you will need to sign up on the waiting list.

The tenant will also be expected to pay
for the utilities that are not included
in the monthly rental fee.

Because of the number of people on the waiting list, it
will usually be approximately 18 months
before you get to the top of the waiting
list and are offered a voucher.

The Section 8 program has Income Limits. There is a variation in the maximum permissible income depending on the number of members in your family.  These Income Limits could change as they are reviewed by the Federal Government:

   1 person -------$13,800
   2 persons ------  15,750
   3 persons ------  17,750
   4 persons ------ 19,700
   5 persons ------ 21,300
   6 persons ------ 22,850
